Garage Door Repair in Plano, TX: Costs and Local Rules (2026)

Last reviewed Reviewed by the Garage Repair Quote editorial team 4 min read 10 sources

Short answer

In Plano, a torsion spring replacement on a single door typically runs $150 to $350 and an installed opener $300 to $890 in 2026, using our Dallas-area estimates. Plano's 2024 residential code exemption list does not include door replacement, unlike Dallas, so ask Plano Building Inspections before a door swap.

Key facts

  • Plano's Ordinance No. 2025-6-15 rewrites the building exemptions in Section R105.2 of the 2024 International Residential Code; the list covers small sheds, finish work, playground equipment and similar items, and does not mention doors.[7]
  • Census ACS 2020-2024 estimates put Plano's median year built at 1993, with 28.6% of housing units built in the 1990s and 56.9% of occupied homes owner-occupied.[6]
  • BLS puts the May 2025 median wage for general maintenance and repair workers at $23.49 an hour in Dallas-Fort Worth-Arlington, TX, against $23.84 nationally.[1]

Garage door repair cost in Plano

Plano is part of the Dallas-Fort Worth-Arlington, TX labor market, so we use the Dallas-area ranges we already publish rather than inventing a Plano-only number. Those ranges start from HomeGuide's national prices and adjust the labor share by the BLS wage gap: a May 2025 median of $23.49 an hour for general repair workers in the metro against $23.84 nationally[1][2].

JobDallas-area estimate, 2026Full breakdown

Permit fees are not in these figures. HomeGuide lists permits and inspection at $50 to $250 as a typical national add-on for a door replacement[4], but we found no current Plano fee for door work.

Permits in Plano

Plano does not copy the Dallas door exemption. With Ordinance No. 2025-6-15, the city adopted the 2024 International Residential Code with its own amendments, and it rewrote the list of building work that needs no permit[7]. That list covers small one-story sheds up to 120 square feet, low retaining walls, finish work such as painting and cabinets, playground equipment, window awnings and small detached decks[7]. Doors are not on it.

The city's older "When is a permit required?" handout points the same way. It requires permits when remodeling calls for "the addition or replacement of walls or windows," for electrical work beyond simple switch and plug swaps, and for a list of other projects[8]. Garage doors are not named, and the handout says the list "is not all-inclusive"[8].

What that means for you:

  • Spring, cable, roller or opener repairs on an existing door are not named anywhere in Plano's permit list. Confirm with the city if the contractor is unsure.
  • A full door replacement is not on Plano's exemption list, so call Building Inspections at 972-941-7140 before the job[8].
  • Widening or raising the opening changes the wall, which puts it squarely in permit territory[8].
  • A new outlet or circuit for an opener is electrical work and needs a permit and a licensed electrician[8].

Wind. Plano's adopted climate table lists a design wind speed of 105 mph (3-second gust)[7]. Collin County is not in the Texas windstorm program, which covers coastal counties[10]. Ask whether a replacement door carries a wind-load label.

HOAs. The city handout tells homeowners to check with their HOA for deed restriction and covenant rules as well[8].

Plano homes and what they mean for the job

Census estimates for 2020 to 2024 put Plano's median year built at 1993[6]. The biggest decade is the 1990s, at 28.6% of housing units, followed by the 1980s at 21.6%; 18.4% of units predate 1980[6]. About 56.9% of occupied homes are owner-occupied[6].

  • Springs. HomeGuide puts torsion spring life at 7 to 14 years, or 10,000 to 20,000 cycles[3]. A 1990s house still on its original springs is well past that range.
  • Openers. Federal entrapment rules cover residential openers made on or after January 1, 1993[9]. In a house built in the 1980s, an original opener may predate that standard and is worth replacing.
  • Repair or replace. On a 30-year-old door, ask for a repair price and a replacement price side by side, so you can see whether new springs and rollers are worth putting on old panels.

Choosing a company in Plano

We found no Texas state license for garage door work, but Plano says contractors must be registered with the city before doing any work[8]. The city's own advice is worth repeating[8]:

  • Get at least three bids, and never pay the full price up front.
  • Never hire a contractor who says no permits or inspections are needed without checking.
  • Be wary of a contractor who asks you to pull the permit; then you are responsible for their work.
  • Ask for references on similar jobs and check them.

Also ask what spring cycle rating is quoted and how long the labor warranty runs.

When to call a pro

  • Any broken torsion or extension spring: HomeGuide warns DIY spring work can cause serious injury or death[3].
  • A door that is off its track or hangs crooked after a loud bang.
  • A replacement that changes the opening size or needs new wiring: both need a permit in Plano[8].
  • An opener that does not reverse when the door meets an object: stop using it until it is serviced.

More questions

Do I need a permit to replace a garage door in Plano?

Possibly. Plano's adopted residential code has no door exemption in its list of work that skips a permit, and the city's handout says its permit list is not all-inclusive. Ask Plano Building Inspections (972-941-7140) before the job, and expect a permit if the opening or framing changes.

Does a Plano garage door company have to register with the city?

Plano's contractor handout says contractors must be registered with the city before doing any work. It also warns homeowners not to pull a permit on a contractor's behalf, because whoever holds the permit is responsible for the work.

Is garage door repair cheaper in Plano than in Dallas?

No published source prices Plano separately. Plano sits in the same federal wage area as Dallas, so we use the same Dallas-area ranges. Quotes vary more with your door's size, weight and parts than with which side of the city line you live on.
