Garage Door Repair in The Woodlands, TX: Costs and Local Rules (2026)

Last reviewed Reviewed by the Garage Repair Quote editorial team 4 min read 9 sources

Short answer

In The Woodlands, a pair of torsion springs typically costs $150 to $340 and a new double door $990 to $3,470 installed in 2026, at Houston-area labor rates. The rule that matters most is covenant review: a garage door that changes color or material needs a Township application, while a door matching the existing one is pre-approved.

Key facts

  • The Woodlands Residential Development Standards say all changes in material or color to a garage door require an application, and pre-approve garage doors that match the existing doors in color, material and style.[2]
  • Montgomery County says The Woodlands Township is the exception to its rule that properties inside a listed city fall under that city's jurisdiction.[4]
  • The Woodlands' median home was built in 2000, and 72.5% of occupied homes are owner occupied (Census ACS 2020 to 2024).[5]

Garage door repair cost in The Woodlands

The Woodlands is part of the Houston-Pasadena-The Woodlands metro, the federal wage area for this region, which includes Montgomery and Harris counties[1]. We found no published price for The Woodlands alone, so the Houston ranges apply:

Torsion springs, pair, single door$150 to $340Houston spring cost
Opener, unit plus installation$290 to $880Houston opener cost
New single door, installed$690 to $2,670Houston new door cost
New double door, installed$990 to $3,470Houston new door cost

The new door ranges assume a standard door. A carriage-style wood or fiberglass door chosen to fit the neighborhood look can land at the top of the range or above it.

Permits and approvals in The Woodlands

The Woodlands is not a city. Building rules come from the county, and the look of your house is governed by covenants run by The Woodlands Township.

Township covenant review. The Township's covenants require prior written approval of the Residential Design Review Committee, or its staff, for the placement, construction, alteration or repair of any improvement on a lot[3]. Its permitting chart lists "Garage Door" as an item handled by the Township, with no pre-approval mark[3]. The Residential Development Standards then set the details[2]:

  • Garage doors must be wood, fiberglass or metal, painted to be compatible with the approved colors of the home.
  • "All changes in material or color to the garage door require an application."
  • A replacement door is pre-approved if it matches the existing door in color, material and style.

So a like-for-like door can go in under the pre-approval, while a new color, a switch from steel to wood-look fiberglass or added windows needs an application first. Each village has its own committee that meets at least monthly[7]. Applications go through the Township's Civic Access portal, and the owner must register first even when a contractor applies[3].

County permits. About 84% of The Woodlands' area is in Montgomery County and about 16% in Harris County[6]. Montgomery County treats The Woodlands Township as unincorporated for permits[4]. Its development permit applies to man-made changes to land, and its FAQ says interior remodels on public water and sewer need no permit and homes outside the floodplain get no final inspection[4]. In or within 100 feet of a flood hazard area, contact the county's Floodplain Administration[4]. On the Harris County side, the county says a permit is needed for all development, defined as any man-made change to real estate[8].

The Woodlands homes and what they mean for the job

The Census Bureau's five-year survey puts the median year built at 2000[5]. About 50% of homes went up in 2000 or later and 26% in the 1990s, while fewer than 8% predate 1980[5]. 72.5% of occupied homes are owner occupied[5], lower than in Katy or Sugar Land.

  • Homes from the 1990s and early 2000s. These doors have seen 20 to 30 years of use. Expect worn rollers, cables and springs, and openers without battery backup.
  • Newer villages. Homes built in the 2010s and later may still have their original builder door and opener.
  • Rentals. With more than a quarter of homes renter occupied[5], tenants should route any door replacement through the owner, who files the Township application.
  • Wooded lots. Shade and moisture are hard on wood doors and bottom seals. If a wood door is rotting, a matching replacement keeps you inside the pre-approval[2].

Montgomery County is not one of TDI's 14 first tier windstorm counties[9], but a wind-rated door is still a fair question for any replacement.

Choosing a company in The Woodlands

Texas has no state license for garage door technicians. Pick a company that knows the Township process:

  • Will the new door match my current door in color, material and style, or do I need a Township application?
  • Will you wait for written approval before ordering a door that changes the look?
  • Is my lot in or near a floodplain, and does the county need anything?
  • Does the new door carry a wind load label?
  • What warranty covers parts, and what covers labor?

When to call a pro

  • A broken spring, cable or bottom bracket: these hold high tension and need a trained technician.
  • A replacement door in a new color or material: get Township approval first[2].
  • A lot in or near a flood hazard area: check with Montgomery County Floodplain Administration[4].
  • A door that drops fast or does not reverse when it touches an object.

More questions

Do I need Township approval to replace a garage door in The Woodlands?

It depends on the new door. The Residential Development Standards pre-approve a garage door that matches the existing one in color, material and style. Any change in material or color needs an application. When in doubt, ask Covenant Administration at 281-210-3800 before you order the door.

Does Montgomery County issue a building permit for a garage door?

The county's development permit covers man-made changes to land in unincorporated areas, and its FAQ says interior remodels on public water and sewer need no permit and that homes outside the floodplain get no final building inspection. A garage door swap is not named, so confirm with the county if your lot is in or near a floodplain.

Can I repair my garage door without an application?

Upkeep is required, not just allowed. Standard 3.2 lists repairing and maintaining garage doors among the maintenance the covenants require of every owner. Springs, cables and rollers do not change the door's look. If a repair changes the color, material or style, treat it as a replacement and ask Covenant Administration first.
